Commercial Real Estate Buying Examined | Tech Corner

Commercial real estate can be a very wise investment. If you do your homework, it can pay off and provide for your future. This article can help you find a few clever ways to find commercial real estate to invest in. There are things you need to look for and things to avoid.

When investing in commercial real estate, a great tip is to attempt to increase your revenue. You can increase revenues by looking into whether you can increase the lease rate, what you can do to lower vacancy rates, whether you can add more leasable space, and whether you can gain more revenue streams from billboard leases.

Obtain and study information about the number and types of businesses surrounding each commercial property that you are considering, based upon the underlying type of business that will likely occupy the property. A deli or restaurant space might not be your best option if there are dozens of established eateries within a five-mile radius.

When negotiating a commercial real estate lease you should beware of certain restrictions that could be on your lease. You should look for restrictions on signage, subleasing, and the type of use that is allowed on the premises. If you do not look for these restrictions, you could be in a lease you do not need to be in.

Make sure that you choose the right size property for the size of your business. It is not a good thing to have a space that is too small because it will restrict you, but having one that is too big will have you paying a lot of money for extra space that you do not even need. Visit compared ? Second Opinion for the best tips.

When it comes to real estate, make sure to have an experienced and knowledgeable real estate professional who can help you. Make sure you have a trusting relationship with them to avoid any conflicts. These agents can help you by providing you with inside information that can help you make the best property choices.

Do not try to bribe your real estate agent into scheduling more showings for you. Not only is this totally unethical and offensive to any reputable agent, but there is still no guarantee that your property will sell any faster even though it was shown to buyers a lot more.

In conclusion, it can take a lot of time out of your day trying to find good information about commercial real estate. This article has compiled some of the best information available. Follow what is mentioned carefully and you will be in great shape for whatever you were hoping to accomplish.

"Readers have commented on the excellent range of titles in SAGE Knowledge, user-friendly interface and easy navigation, and are particularly excited by the 'related content' feature, which will seamlessly link users to similar content within SAGE Knowledge and across other SAGE platforms. (AP) ? Detectives who questioned George Zimmerman in the days after he fatally shot Trayvon Martin grilled him on his story and said some of his statements were inconsistent, according to video and audio police tapes released Thursday.

The skepticism is at odds with a public perception that the police department didn't fully investigate the neighborhood watch leader in the aftermath of the shooting. Zimmerman was arrested more than a month after the shooting, and only after the local police department said they were not going to charge him.

The evidence was made public by Zimmerman's attorney almost a week before Zimmerman's second bond hearing on a second-degree murder charge, and on the heels of unflattering telephone calls capturing Zimmerman and his wife talking in code about using money collected for a defense fund to pay credit cards.

Making it public now may help Zimmerman "because this is a case being played out in the press," said criminal defense attorney David Hill, who is not involved in the case.

"If there is a strategic basis, I don't think it hurts," Hill said. "I don't think it hurts his client at all."

The tapes give Zimmerman's most detailed account yet of what led to the Feb. 26 shooting. In one video, he goes to the scene of the shooting and re-enacts for police what happened, answering probing questions from authorities.

In an interrogation at the police station, a detective points out inconsistencies in his story, particularly Zimmerman's claim that Martin confronted him, punched him and slammed his head onto the ground when the teenager had no prior history of violence.

Detective Chris Sereno asks Zimmerman whether he was profiling Martin because he was black, a claim Martin's parents have made.

"You know you are going to come under a lot of scrutiny for this," Sereno said. "Had this person been white, would you have felt the same way?"

"Yes," said Zimmerman, who father is white and his mother Hispanic.

Zimmerman claims he shot the unarmed 17-year-old Martin teen in self-defense, under Florida's "stand your ground" law.

Martin's parents have said Zimmerman was the aggressor. They said Martin was walking back from a convenience store through the gated community in Sanford when Zimmerman spotted Martin and started following him.

In the video (http://apne.ws/KWquJX ), Zimmerman said he grabbed his gun from a holster on his waist before Martin could get it, and shot Martin once in the chest as they fought on the ground outside townhomes in a gated community. After firing, Zimmerman said he thought he missed.

"He sat up and said, 'You got me. You got me, or something like that,'" Zimmerman said.

Zimmerman said Martin had been on top of him, slamming his head against the ground and smothering his mouth and nose with his hand and arm. The tape shows two butterfly bandages on the back of Zimmerman's head and another on his nose. There are red marks on the front of his head.

"It felt like my head was going to explode," he said.

Hill, the defense attorney, said the video didn't show Zimmerman to be the zealous "cop-wannabe" that Martin's parents have portrayed.

"I didn't see him being too slick on the details," Hill said.

Zimmerman claims Martin confronted him after the neighborhood watch leader had given up searching for him and was walking back to his truck. But there doesn't appear to be a place to hide in the area where Zimmerman says Martin suddenly appeared, Hill pointed out.

Criminal defense attorney Blaine McChesney, who also is not involved in the case, said he found parts of Zimmerman's re-enactment difficult to envision, such as his account of how he was able to reach for his gun with Martin on top of him. Zimmerman said he got on top of Martin after the shooting to restrain him.

"I also find it strange that Zimmerman would have attempted to use both his arms to hold Martin facedown, re-holstering his firearm, given those circumstances," McChesney said. "Once out from under Martin's alleged attack, it would have been more logical to hold Martin at gunpoint from a few feet away until police arrived."

In the interrogation recording, Sereno told Zimmerman three days after the shooting that Martin was a "good kid, mild-mannered kid."

Sereno told Zimmerman that Martin, an athlete with an interest in aeronautics, was "a kid with a future, a kid with folks that care." The detective said Martin only had a bag of Skittles and an iced tea on him when he died.

"Not a goon," Sereno said.

He asked Zimmerman to explain why he doesn't have bruises on his body or broken ribs. The two dozen punches Zimmerman claims he took are "not quiet consistent with your injuries," Sereno said.

Martin's parents' attorney Ben Crump couldn't immediately be reached for comment. But Crump said on his Twitter feed, "Everyone should review Zimmerman's objectively written statement in comparison to the 911 tapes which were previously released."

Crump did not elaborate.

Zimmerman called police after spotting Martin walking around the neighborhood and the dispatcher told him not to follow the teen. For reasons that are still unclear, Zimmerman kept up his pursuit, even though a dispatcher told him not to.

Zimmerman's second bond hearing will be June 29. His $150,000 bond was revoked earlier this month after prosecutors said Zimmerman and his wife, Shellie, misled the court about how much money they had available for bail. Shellie Zimmerman was charged last week with making a false statement.

Romney is vetting Rubio for possible VP pick

Rumors have been swirling that the Florida senator is not on the short list, but the Romney campaign said today that he is being looked at.

Republican presidential candidate Mitt Romney said Tuesday that his campaign is "thoroughly vetting" Marco Rubio as it searches for a running mate despite reports that the Florida senator is not being considered.

ABC News and The Washington Post cited unnamed advisers in reporting that Rubio, R-Fla., wasn't on the short list for the No. 2 spot on the GOP ticket.

"I can't imagine who such people are, but I can tell you this: They know nothing about the vice presidential selection or evaluation process," Romney told reporters Tuesday evening outside a Michigan ice cream shop. "The story was entirely false. Marco Rubio is being thoroughly vetted as part of our process."

QUIZ:?Know your US presidents? See if D.C. Decoder can stump you!

Earlier in the day, Romney had refused to comment on reports that Rubio, a rising star in Republican politics, wasn't under consideration as a potential running mate.

The presumptive GOP nominee initially told Fox News only that "a number of people are being vetted" but that only two people ? he and a senior adviser ? know who's on the list. He repeated that statement Tuesday evening but clarified Rubio's status as a potential vice presidential pick.

The statement was an unusual departure from the secrecy that has surrounded Romney's process in selecting a running mate. But it speaks, in part, to Rubio's political influence among the Republican base and Hispanic voters.

Two Romney representatives would not say if or when Rubio had submitted paperwork for the vetting process.

The unanswered question was among several that lingered Tuesday as Romney's campaign sought to counter media reports suggesting that Romney had bypassed one of the most popular Hispanic leaders serving in elected office.

Less than a week ago, President Barack Obama won praise from Hispanic groups for announcing a plan allowing some young illegal immigrants to stay in the United States legally. Polls suggest that Hispanics overwhelmingly support Obama, but Romney and the GOP have been working to broaden their appeal among the growing demographic.

The vetting flap came on the day Rubio released a memoir and Romney's concluded a six-state bus tour. The Florida Democratic Party blasted a message to reporters titled: "Rubio fails preliminary review in Veepstakes."

Asked about the reports during an appearance on Fox News, Rubio also refused to weigh in.

"I'm not commenting on the vice presidential process," he said. "That's been basically what we've said the whole time because, out of respect for Gov. Romney, the last thing he needs is to have to be addressing questions about this because really the campaign's not about that."

Rubio's exclusion from Romney's short list would disappoint some conservative activists, but it would not come as a complete surprise. While he offers obvious political benefits as a Hispanic leader from the swing state of Florida, Romney advisers have consistently said that Romney would give preference to those candidates with the greatest experience and ability to lead the nation on Day One. It's a reflection both of Romney's philosophy and lessons from the selection of former Alaska Gov. Sarah Palin four years ago as the GOP running mate.

A former state lawmaker, Rubio, 41, has served in the Senate for less than two years. Romney did not address Rubio's credentials Tuesday.

Inexperience could work against other oft-mentioned candidates, including New Hampshire Sen. Kelly Ayotte and New Jersey Gov. Chris Christie.

A handful of more likely picks joined Romney on his bus tour in recent days as part of unofficial public tryouts for the No. 2 spot. Their interactions offered clues about who Romney might choose.

Former Minnesota Gov. Tim Pawlenty traveled on Romney's bus with him for two full days, on Friday in New Hampshire and through Saturday in Pennsylvania. He often warranted his own introduction, with a local official talking up his accomplishments as Minnesota governor before Pawlenty took the stage to introduce Romney.

When Pawlenty left the tour, it was to fly to New York to appear as a surrogate for Romney on ABC's "This Week."

On Sunday, Ohio Sen. Rob Portman and his wife, Jane, went along for the ride. By that time, though, Romney had been joined by a pack of family members ? sons Craig and Matt and five grandchildren. That left Portman and his wife riding on a different bus from Romney's for part of the day.

Still, Romney's team trusted Portman to talk to the reporters who traveled with Romney. A Portman aide snapped BlackBerry photos as the senator did a background briefing.

Less visible was Wisconsin Rep. Paul Ryan, whose role was limited to introducing Republican National Committee Chairman Reince Priebus at an event at a factory in Ryan's hometown of Janesville. Wisconsin Gov. Scott Walker, whose June 5 recall election victory was a big win for Republicans, introduced Romney and accompanied him on a tour through the factory.

Romney's Boston headquarters has been engaged for weeks in the secretive process of weighing the pros and cons of each potential pick.

With less than three months to go until Republican National Convention in August, the campaign has little time to waste as it meticulously prepares Romney to make one of his most important decisions. Advisers concede that Romney could make his pick earlier than right before the convention to help boost fundraising efforts.

Knowledge of the process has been limited to a few of Romney's highest-level aides. Information is on a "need-to-know" basis ? and as far as those aides are concerned, there are few people inside the Boston headquarters who need to know, let alone reporters and other outsiders.

The process is so secret because it's so sensitive. A vice presidential vetting is possibly the most intense background check in politics. Everything is fair game: voting records and the political past, to be sure, but also personal issues.

"I think everyone should take a deep breath," Rubio said Tuesday. "Here's the one thing everyone should know: Gov. Romney's going to make a great choice. In that I'm confident."

Foreign Investors the ''Driving Force'' in London's Office Sector

Commercial property investment by overseas buyers buoyed the London property market during the first half of 2012, according to new research. Foreign investors accounted for over three-quarters of all sales during the six-month period, with 27 per cent of all money spent coming from Asia alone.

Data from Jones Lang LaSalle revealed office investment volumes in the capital hit GBP 6 billion between January and June 2012, an increase of eight per cent compared to the same period in 2011. Prime rent prices in the City are currently GBP 55 per sq ft - unchanged for the sixth consecutive quarter - with 1.5 million sq ft of space taken up in the City in the first half of the year. West End rents are considerably higher at GBP 95 per sq ft, but take-up volumes were down 14 per cent to 1.2 million sq ft in this area of the capital. According to Colliers figures, total quarterly take-up across the capital in the first three months of 2012 stood at 2.2 million sq ft, the lowest level for almost three years.

By the end of 2012, total sales are expected to hit GBP 12 billion and head of London capital markets at Jones Lang LaSalle Damian Corbett noted prices are staying high thanks to "strong competition for core assets"."Demand continues to grow for good quality, well-let assets, as well as short income asset management opportunities," he explained. Mr Corbett added yields are under pressure in the City market as investors look to purchase quality properties rather than secondary stock, which is increasingly being discounted. Head of office agency at the real estate firm Neil Prime noted occupiers from some industries, notably insurance and technology, media and telecommunications, are looking to secure offices for the long term as they acknowledge supply is likely to be constrained in the future.

Beyond the Mechanics of Health Part 2 - The Bean Curd Boxer

  • Can Tai Chi cure Toothache??
  • Can it cure the common cold??
  • Will Tai Chi give me a six pack stomach??
  • Once I know the Short Form will I be able to leap tall buildings in a single bound??

Despite what the advert on your class told you; despite what your Sifu claims; despite what legend would have you believe ?- ?Tai Chi will not help you develop bigger biceps, the stretching capabilities of Mr. Fantastic or a Tarzenesque shaped pair of thighs.?

In fact in Tai Chi we really ought to be focusing much less on fitness, dental care or health but rather on on the concept of well-being, for fitness and health are such broad concepts that vary from person to person and from culture to culture.?

For example....It is possible to live healthily, but be constantly plagued with illness. Similarly it is very possible to live unhealthily, but enjoy a wellness elusive to those obsessed by healthy practices. We all have heard of the 35 year old fitness fanatic that falls down dead on the pavement whilst out jogging, and we all know of someone who has smoked 40 ciggies an hour since they were 9 years old and still enjoy today an enviable quality of life at ripe old age of 109.

LG unveils 'Quick Voice' in Korea to take on Siri and S-Voice

LG Quick Voice

With Apple having Siri and Samsung having S-Voice, we were kind of wondering if any other other manufacturers were going to join this voice driven assistant party. As it turns out, LG is willing to take a run at it having now unveiled Quick Voice as they're calling it in Korea. LG's Quick Voice (from what we can tell so far) will provide you with all that you would expect from a voice recognition system. Meaning it can launch searches, schedule appointments, bring up apps, make calls and even tell you what the date is. Right now, LG has noted it will be coming to their Optimus line of devices by end of June through July through a software update. At this time, there is no mention of a U.S. release date but it seems likely that LG would want to roll it out in as many places as possible eventually.

T.I. Says Chief Keef Gives A Voice To 'Youth In America'

T.I. admits to courting the 16-year-old Chicago MC, but supports his decision to sign with Interscope.
By Rob Markman

Chief Keef has had a hell of a weekend. Not only did the 16-year-old Chicago MC sign a record deal with Interscope, he also got a chance to perform at Birthday Bash in front of 20,000 ATL rap fans. Keef was one of T.I.'s many special guests, which included Usher, Lil Wayne and Young Jeezy.

Backstage, Tip gave the youngster the ultimate co-sign. "Chief Keef, I feel like he represents a part of America," T.I. told MTV News. "He represents a part of the youth in America that ain't really got a voice right now. We looking at 'em, and we're seeing the results of their actions, but we ain't really listening to 'em, and I think you gotta have a representative of each generation in order to understand what they dealing with."

Because of his power in the rap game, Tip feels it's his responsibility to try to understand and help young rappers. Keef garnered a ton of attention thanks to underground standout tracks "I Don't Like" and "3 Hunna." The former is a gritty street track that denounces snitching and fake True Religion jeans. The song's video has already amassed more than 6 million views on YouTube and caught the attention of Kanye West, who, along with Keef, Pusha T, Big Sean and Jadakiss, remixed the track.

A number of industry executives have expressed interest in signing the young rapper. Birdman was vocal about courting the young spitter, but it was Interscope that presented the best offer. "They was talking good to me," he told RapFix. "They was talking like I was talking, and I liked that. All these other labels, I was talking to 'em, but it's time anyway for me, and I'm going with Interscope."

T.I. said there was an opportunity for Keef to join his Grand Hustle family, but he respects the young rapper's decision. Tip is just happy that the go-getter was able to make a way for himself. "The opportunity existed, but I never put my own personal wishes before the best interest of the next person," T.I. said. "I'm just happy that he's able to do whatever's best for him and his family and to move forward as a person and to progress in life. As long as he's doing that, I'm happy."

What do you think Chief Keef's signing to Interscope? Tell us in the comments!

With polls closed, Egypt waits for president

CAIRO (Reuters) - Egyptians began an anxious wait for their first freely elected president on Sunday after two days of voting that was to be the culmination of their Arab Spring revolution but which many fear may now only compound political and economic uncertainty.

The Muslim Brotherhood said its Islamist candidate Mohamed Morsy was leading in early local counts by two to one over Ahmed Shafik, a former general who was prime minister when Hosni Mubarak was overthrown. But there was no official tally and no meaningful independent polling on the head-to-head ballot.

Should Morsy win, he may find his powers restricted.

Having dissolved the new, Islamist-led parliament on the eve of the vote, the ruling generals were preparing a decree to set limited powers for the new president and raise the prospect that a body appointed by the military may draft a new constitution before another legislative election in a few months time.

It was unclear how soon any firmer indication of the result would emerge. After a first round of voting last month, which knocked out several popular candidates, it took several hours.

On Monday, the new president, whether Morsy or Shafik, will be told, along with the rest of the country, what powers he will have by the ruling generals, military and legal sources told Reuters. The military council would take back legislative powers for now from a parliament captured by Islamists in January, while the president would have powers to name a new government.

Turnout, only 46 percent in the first round of the presidential vote, appeared to electoral officials to have been no higher for the decisive head-to-head contest. Many of the 50 million eligible voters were dismayed by an unpalatable choice between a man seen as an heir to Mubarak and the nominee of a religious party committed to reversing liberal social traditions. Some cast a ballot against both men in protest.

"I'll cross out both Morsy and Shafik because neither deserve to be president," said Saleh Ashour, 40, a shopkeeper in the middle-class Cairo neighbourhood of Dokki as he went to vote. "I want to make a statement by crossing out the two names.

"Just staying away is too passive."

COMPETING VISIONS

Shafik, 70, had vowed that he had heeded the lessons of the revolution 16 months ago and offered security and prosperity. Morsy, 60, tried to widen his appeal beyond the Brotherhood's committed and disciplined base by pledging to preserve a pluralist democracy and finally end a history of military rule.

In the second city, Alexandria, computer engineer Sameh Youssef, 30, was wary of Islamist rule but wanted to honour the dead of an uprising launched by frustrated young urbanites: "I will vote Morsy," he said. "Not because I like him but because I hate Shafik. Between us and Shafik there is blood."

In Old Cairo, however, 56-year-old physician Khalil Nagih echoed the sentiments of many, including Christians like himself, whose mistrust of the Brotherhood and desire for an end to a year of chaos outweighed anxiety about the army's role:

"I chose Shafik because he has experience of administration and was an officer. He is a straight talker and he speaks to all communities. He says he'll solve our problems and I believe him. Morsy will bring a religious state and take Egypt backwards."

MILITARY DECREE

Whoever wins, Egypt's political landscape is hazy beyond one clear landmark - the 20 or so senior commanders around Field Marshal Hussein Tantawi, whose Supreme Council of the Armed Forces (SCAF) claimed sovereign power after easing out their brother officer Mubarak to appease the millions on the streets.

In what opponents denounced as "coup", the SCAF dissolved parliament after judges, all appointed under Mubarak, ruled on Thursday that the legislative election over the winter breached legal rules and would have to be re-run.

The Brotherhood and hardline Islamist allies dominated the new chamber, and risk losing seats in any new vote, having alienated many outside their core support base. Among failings they are accused of was the inability to form a consensus body to draw up the new constitution Egyptians are hoping for.

As presidential voting was ending, military and legal sources told Reuters that the military council would promulgate an amended constitutional decree on Monday returning to itself the legislative powers it handed to parliament this year.

"In the absence of parliament, legislative powers move back to the military council, which has been in charge of the country and will hand over presidential powers to the president soon," a military source told Reuters.

The decree would also define the new president's powers: "The country's head of state will have the power to appoint a prime minister and cabinet ministers," the military source said.

A lawyer who attended a meeting with the military council on Sunday said: "The presidential powers which the military council held until now will now shift to the new president."

Among other provisions, the drafting of a new constitution which had been delegated to a body chosen by parliament might be handed to a new panel appointed by the military council if the parliamentary group failed to pass a judicial review. Any new constitution would be put to a referendum before a new election for the legislature would be held, the sources said.

"COUP" WARNING

The Brotherhood has rejected the army's power to dissolve parliament and warned of "dangerous days". But though some have compared events to those in Algeria 20 years which ended in civil war between the military and Islamists, many doubt that the Brotherhood has an appetite for violence at present.

Many opponents of military rule have also complained that the Brotherhood has overreached itself in seeking both legislative and presidential power, limiting its broader appeal.

Egyptians massed in their millions against Mubarak in January last year in the hope that his removal would end poverty, corruption and police brutality. Many now seem tired of the social turmoil and political bickering that ensued.

"Egypt writes the closing chapter of the Arab Spring," read a headline on Sunday in independent newspaper al-Watan, which said the election offers a "choice between a military man who aborted the revolution and a Muslim Brother who wasted it".

Monitors said they had seen only minor and scattered breaches of election rules by Sunday morning but not the kind of systematic fraud that tainted elections under Mubarak, despite mutual accusations of irregularities by the rival camps.

A win for Shafik may prompt street protests by the Islamists and some of the disillusioned urban youths who made Cairo's Tahrir Square their battleground last year. Should Morsy prevail, he may be frustrated by an uncooperative military elite, for all the generals' pledges to cede power by July 1.

Egypt's armed forces have built up massive wealth and commercial interests, helped since the 1970s by a close U.S. alliance which followed the decision of the most populous Arab state to make peace with Israel.

Many Egyptians say the army is just one wing of an entrenched security establishment that has resisted reform and oversight since Mubarak left and would wield influence long after the promised handover to an elected civilian.

"There is no doubt that the state in all its institutions - judicial, military, interior, foreign and financial - back Shafik for president and are working to that end," said Hassan Nafaa, a politics professor who campaigned against Mubarak.

"It is very difficult to eradicate this spirit of Mubarak."

Simpson bests tested champions for US Open title

SAN FRANCISCO (AP) ? The U.S. Open yields few birdies or big celebrations.

At Olympic Club, they always come in strange places.

Webb Simpson walked off the 18th green on a fog-filled Sunday evening with his face red and his legs limp, settling into a corner of the locker room to recover with his worried wife and watch Jim Furyk and Graeme McDowell chase his 1-over par 281 on the course.

After a week that restored the toughest test in golf, this was not the look or score of a mediocre man.

This was the 112th U.S. Open champion.

Simpson saved par from the collar around the 18th green and sweated out a pair of past champions three groups behind, becoming the latest to claim his first major title at a club that always crowns the guy nobody expects to win.

"To be honest," Simpson said, "I never thought about, and I never really wrapped my mind around winning."

With the history here, he should have known better.

Olympic Club is called the "graveyard of champions" for a reason. Proven major winners who were poised to win the U.S. Open ? Ben Hogan, Arnold Palmer, Tom Watson and Payne Stewart ? all lost out to the underdog. And all in a painful finish.

Perhaps it was only fitting that the 25-year-old Simpson went to Wake Forest on a Palmer scholarship.

"Arnold has been so good to me," Simpson said. "Just the other day, I read that story and thought about it. He's meant so much to me and Wake Forest. Hopefully, I can get a little back for him and make him smile."

Simpson did his part in the latest familiar chapter at a club that dates to 1860.

The North Carolina native emerged from the famous fog that blanketed the undulating Lake Course to make four birdies in a five-hole stretch around the turn on the final day, and convert a tough par from the thick grass around the tiny 18th green. He shot a 2-under 68 that created more pressure than two tested champions and a 14-time major winner wearing red could handle.

Furyk was flawless for much of the week until he snap-hooked his tee shot on the par-5 16th hole to fall out of the lead for the first time all day. He never got it back. Needing a birdie on the final hole, his approach landed in the bunker. He crouched and clamped his teeth onto the shaft of his wedge.

Furyk made bogey on the final hole and closed with a 74.

"I don't know how to put that one into words," said Furyk, the 2003 U.S. Open champion at Olympia Fields outside Chicago, "but I had my opportunities and my chances and it was right there. It was, on that back nine, it was my tournament to win and I felt like if I went out there and shot even par, 1 under, I would have distanced myself from the field. And I wasn't able to do so."

Neither was his playing partner.

McDowell, the champion two years ago down the California coast at Pebble Beach, made four bogeys on the front nine. The Northern Irishman at least gave himself a chance with a 20-foot birdie putt on the 17th and a shot into the 18th that had him sprinting up the hill to see what kind of chance he had.

The putt from about 25 feet stayed left of the hole the entire way. He settled for a 73 and shared second place with Michael Thompson, who closed with a 67 and waited two hours to see if it would be good enough.

Tiger Woods, starting five shots behind, played the first six holes in 6-over par and was never a factor. He shot 73 and finished six strokes back.

"There's a mixture of emotions inside me," McDowell said. "Disappointment, deflation, pride. But mostly, just frustration."

That was the kind of week the U.S. Golf Association delivered.

After Rory McIlroy shattered championship records last year at rain-softened Congressional, dry conditions at the Lake Course in San Francisco restored "golf's toughest test" and then some.

McIlroy, Masters winner Bubba Watson and top-ranked Luke Donald all missed the cut. So did last week's winner at Memphis, Dustin Johnson, and 2010 British Open champion Louis Oosthuizen.

Of the last 18 players to tee off in the final round, Simpson was the only one to break par. He also was the lone player to shoot two rounds in the 60s on the weekend, closing with a pair of 68s.

That didn't seem likely when Simpson was six shots behind as he headed to the sixth hole, which played the toughest at Olympic. That's where he started his big run.

Simpson's 7-iron shot landed in the rough and rolled 5 feet away for birdie. He birdied the next two holes, including a 15-footer on the par-3 eighth. And his wedge shot into the 10th settled 3 feet away, putting him in the mix for the rest of the day.

"It was a cool day," Simpson said. "I had a peace all day. I knew it was a tough golf course. I probably prayed more the last three holes than I ever did in my life."

Simpson's approach from the fairway rough on No. 18 went just right of the green and disappeared into a hole, a circle of dirt about the size of a sprinkler cap. With a clump of grass behind the ball, he had a bold stroke for such a nervy shot and it came out perfectly, rolling 3 feet by the hole for his much-needed par.

Then, it was time to wait.

It was the third time in the last seven years that no one broke par in the U.S. Open. On all three occasions, the winner was in the locker room when the tournament ended.

The best bit of drama from the winner came from a chair. He seemed somewhat calm but his blonde-haired wife, Dowd, had her eyes wide open, squeezing his arm and covering her mouth watching Furyk and McDowell play the last three holes.

After McDowell's putt to force an 18-hole playoff was off, they shared a hug and a kiss. Simpson whispered a few words in his wife's ear ? "I don't think you'll be able to sleep now," he said ? and stayed sitting for several seconds.

"When Graeme missed on 18 and I realized I had won, I just kind of shook my head in disbelief," Simpson said. "I couldn't believe it actually happened."
